Shingle condition including granule loss, cracking, curling, and any areas showing advanced deterioration that could lead to leaks.
Flashing integrity around chimneys, pipe boots, vents, and roof edges where water intrusion is most likely to begin.
Roof valleys and low slope areas where debris accumulates and moisture sits longest.
Fascia and soffit condition along the roofline for signs of rot, water damage, or pest intrusion.
Gutter condition and attachment while we are up there at no extra charge.
Attic ventilation assessment to identify moisture buildup, inadequate airflow, or insulation issues contributing to premature shingle wear.
Fargo’s climate is uniquely hard on roofs. Freeze-thaw cycles that repeat dozens of times between October and April, heavy snow loads, ice dams, and spring hail events create conditions where small problems become big ones fast. A roof that looks fine from the ground can have failing flashing, granule loss, or compromised pipe boots that are actively letting water in. The only way to know for certain is to get on the roof and look.

Q: How long does a roof inspection take?
A: Most residential roof inspections take 15 to 30 minutes depending on the size and complexity of the roof. We document everything with photos and walk you through our findings before we leave.
Q: Will you tell me if my roof does not need any work?
A: Absolutely. If your roof is in good shape we will tell you that and give you an honest assessment of how much useful life it likely has left. We will never manufacture urgency or recommend work your roof does not need.
