Most roof leaks don’t announce themselves with a drip in the middle of your living room. They start small, often at a cracked pipe boot, failing flashing, or a compromised valley, and they work their way inward slowly. By the time you notice a water stain on your ceiling the damage has usually been building for months. That is why we start every job with a thorough inspection to find exactly where water is getting in before we recommend anything.
This is real damage from a Fargo home where a failed pipe boot went unnoticed long enough to completely rot through the roof decking. What started as a small crack in a rubber seal turned into a full decking replacement before a new roof could even go on. When we find damage like this we don’t just patch over it. We remove the rotted material, replace the decking, apply a proper waterproof barrier, and make sure the source of the intrusion is fixed so it never happens again.
Replacing rotted decking and re-waterproofing the surface is only half the job. Q: What does waterproofing actually mean for a roof?
A: True roof waterproofing comes from the layers installed under your shingles, specifically ice and water barrier and synthetic underlayment. These are your roof’s last line of defense against moisture. Shingles shed water but they are not waterproof on their own.
Q:Do you install ice and water barrier on every roof?
A: Yes. Every full replacement we do includes ice and water barrier along the eaves and in valleys where water is most likely to back up. It is a critical component of any properly installed Fargo roof.
Q: Does Roof Maxx make my roof waterproof?
A: Roof Maxx is not a waterproof coating, but what it does is restore the natural oils in your asphalt shingles that allow them to shed water the way they were designed to when they were new. As shingles age they dry out, crack, and lose that ability. Roof Maxx brings it back. If your roof has active leak points we will identify and fix those separately so your entire system is working together to protect your home.
Q: How do I know if my underlayment is still protecting my roof?
A: You generally cannot tell without getting on the roof. During our complimentary inspection we assess the condition of your shingles, flashings, and any visible underlayment at exposed edges to give you a complete picture of your roof’s protection.
